You're almost at the finish line. You can't wait to obtain your house keys and move into your new home. As the deadline approaches, you can't keep your excitement in check. However, you still have the final walkthrough, which is your last chance to double-check that everything is in order and in good working order before signing the paperwork. It's a crucial step in the home-buying process, so it's understandably stressful. There's a lot to keep track of since you want to make sure the house is precisely how you want it before claiming it as your own.
The goal for you and your real estate agent is to make the final walkthrough a breeze, so here are a few pointers before you cross the finish line.

- The home inspection report
- Your home purchase agreement

- All of the agreed-upon repairs have been made, with confirmation of receipt confirming that the work was finished and the date
- All of the equipment in the sale should be clean and in good working order
- Unless the seller has stated in writing that all fixtures, such as doorknobs and cabinet handles, will remain his property, they should be included and in place
- If you're purchasing a new home, keep an eye out for flaws and other cosmetic issues
- Open and close all doors and windows, and double-check that they are properly locked
- Even if it's freezing or blazing hot outside, use the HVAC system to test both heating and cooling to determine if they're working properly
- Turn all of the light switches and ceiling fans on and off
- Check that all of the electrical outlets are working by plugging your phone charger into them
- Inspect all walls, ceilings, and floors for any damage or mold that wasn't present previously, particularly in areas where furniture used to be
- Check garbage disposal
- In the kitchen and bathrooms, turn on the exhaust or extractor fans
